I was put in charge of 52 rental units over night when we had discovered some accounting issues with our prior manager. I reviewed several different pieces of software, and I chose Greenhouse because of the ease of setting up the properties and different locations, posting rents easily, and tracking expenses by unit and building. When I have had an issue either fixing a mistake I made or could not figure how to account for something, their response time in getting me an answer has been very quick. I have been using the software for nine months now, and they have made several upgrades to the software. It is very nice to be able to go and review old leases that have expired. It is also very easy to renew or extend leases, since we have many tenants who have been there for years.

I am fairly new to Greenhousepm, however, so far it appears to be a great system for the properties I manage. Adam has been excellent at addressing any concerns I have with the features and application. The interface is easy to use and offers great options for tenant portals, workorders and lease information.

It does not have all he functionality of the big property management software, but for a small business it is perfect. They also made some customized changes for my company and we appreciate their excellent customer service. For a small company starting out this software is perfect.

Benefits:

Greenhouse PM helps us manage the listings for the consumers. It allows us to add various amenities available along with the listings.

Drawbacks:

Helps consumers to search data easily and contact us for inquiries. Helps with overall inquiry information in the reporting format.

I tend to be a very organized person and I thoroughly love the detailed yet unique reports I can print covering a variety of topics. Additionally, I have been extremely happy with the online support I have received after identifying issues. The service was from a senior leader, it was professional, and completed in a reasonable time considering I called on a weekend. Other companies are telling me why they are good, and perhaps they are but when I needed a program sooner rather than later LLM was there with the product and costumer service I needed. I also appreciate updates and explanations if what they can, can't do and why. Very reasonable.

I've been using this software since 2006. We manage around 100 tenants in 50 separate homes and small apartment complexes. It is easy to learn and use. It is a little behind the times in that it does not link to your QuickBooks account at least my version does not. However, excel spreadsheet grouped by categories can be imported into QuickBooks.

Benefits:

Lots of reports to choose from. Easy to use. Software is pretty user friendly. Not much of a learning curve.

Drawbacks:

Missing one report that I have to manually create for accountant each year but there are a lot of reports to choose from.
